If you didn't want the flat bar, I wouldn't like any of them. But you do. In that case, I'd get the Raleigh. It has a tall head tube that fits well with the flat bar, and the longish wheelbase for comfort. Carbon fork, rack and fender eyelets. Compact double, Tiagra. It's a purpose built bicycle that is ready to roll. It should retain resale value well, as that is a really nice first Fred bike, and it will not require modification.
Check out the Topeak commuter rack/pack/pannier setup that I have on the Giant. Expensive, but slick.
